Bay Cove is located on the Delaware Bay!!! {*There is a lane within the community that provides bay beach access!} The community is surrounded by land preserved by the Nature Conservancy and the US Fish & Wildlife Preserve {A private and secluded haven for your vacation pleasure}.
Maintenance Fees: Condominium Association Fees total $1700 annually. This amount includes the annual Condo Fee of $1500, payable at $375.00 per quarter and the Annual Reserve Fee of $200, paid twice annually at $100.
These fees cover the following services and amenities: Common grounds landscaping, Grass cutting and trimming of all lots and common grounds, Trash Collection five (5) days per week, Water and Septic Service, Maintenance of all roadways, Two pools, Two Bathhouses / Laundry Rooms, Tennis Court, Basketball Court, Horse Shoe Pits, Children's Playground, Pavilion Building with recreation room and kitchen.
For each unit: Lots are approximately 50 X 60, Taxes are Under $700.00 per unit per year. Units are equipped with: Central Air Conditioning & Forced Hot Air Propane Gas Heat, Cable TV & Telephone ready.
Bay Cove is governed by Middle Township Ordinance which states: The community is open full-time March through October. For the months of November, December, January & February, the Community is closed during the week, but open and available to Owners only on weekends from Fridays 12:00 Noon until Mondays 8:00am. {With exceptions during holidays / school closings}.

Recently, the Township informed Bay Cove that it is taking precedence over the DEP when it comes to replacement of unit models, and a "Trailer" style of RV, MAY BE replaced with a "Park Model" style of unit, within certain guidelines. As long as; 1) the overall size, square footage, footprint, and ground coverage of the replacement Park Model is commensurate with those already existing within the community, and 2) all setbacks are observed, and 3) the Board approves the replacement, than the Township has no objections to replacing Trailers with Park Models. Unfortunately, there is nothing in writing confirming this, and the only thing that remains in writing is the "like-for-like" restrictions imposed by the DEP years ago. So it will be up to the individual homeowner who wants to make the switch to do their due diligence in gaining approval from the Township, and securing permits to make the switch. Unit owners will be required, under every circumstance, to secure permits from the Township, and an approval letter from the Board will be required for the Township to issue any permits.
As with any construction that occurs within Bay Cove, a "Bay Cove" construction prmit form, along with "plans" of the proposed replacement (including any Florida Room, Deck, etc.), how it is situated on your property, and a letter stating how you intend to dispose of the old trailer needs to be submitted to the Board before we can issue any approval letter. This will require that you secure a survey of your personal plot of property, or use the one that you may have received at settlement, to show the placement and orientation of the new unit on the land. All setbacks must be observed. Setbacks are as follows: 4' 0'' from the property lines on either side and the rear, and 15' 0" from the road. These setbacks apply to all property lines, including common grounds. If you do not have a survey, you will need to either 1) secure one from the Township, 2) have a survey performed, or 3) find the metal property line pegs that were installed by the developer. A metal detector may make finding the pegs much easier. The office does not have individual surveys for each homeowner unit site, only an overall survey of Bay Cove as an entity, so the office can neither provide, nor secure this survey for you, it is up to you as the owner of the property to provide it.
For the Board's part, we can assure you that no reasonable request, along with the submission of the proper forms and plans of the proposed replacement Park Model, will be refused.
